Commercial Bridging - Using Second Charges To Raise Capital

A few of questions:


  • Do you need to raise funding for your business.

If your answer to these questions is yes then you may be interested in raising funding through a bridging loan secured by way of a second charge on the property.  Key features of such a facility depending on the lender are:


  1. Any Business Purpose.  The facility can be used to buy more property, raise working capital or for any other business purpose.

2. No Lender Legal Fees until completion. No completion, no fee (valuations will have to be paid for by the borrower as will their own legal fees). 

3. Open Market Value. Depending on the lender the facility may be based on your property’s Open Market Value, others may be more restrictive using 180 or 90-day values.

4. Flexible Products. There are a range of lenders in this market which means that in most cases there is a product that will work for you.

5. Equitable Charge Loans. Lending is available even when consent has been refused by the first charge lender.

6. Director’s Main Residence. Lending against a director’s residence or other property assets in their personal name is possible.
